What “Walkability” Means In Arlington

*Update: View Arlington's Walk Score, Transit Score and Bike score by clicking HERE* Two Liberty Center (4075 Wilson Blvd), located across from Ballston Quarter, 4040 Wilson Blvd. and The View Luxury Apartments, has one of the best "Walk Scores" around at 94. A variety of fast casual, white table cloth and quick serve restaurants, as well as hotels and retail shops, make Ballston one of the best neighborhoods to live and work in. But what do we mean by "Walk Score?" According to www.walkscore.com, a "Walk Score measures the walkability of any address based on the distance to nearby places and pedestrian friendliness." The scores are:
  • 90-100 = Walker's Paradise: Daily errands do not require a car
  • 70-89 = Very Walkable: Most errands can be accomplished on foot
  • 50-69 = Somewhat Walkable: Some errands can be accomplished on foot
  • 25-49 = Car-Dependent: Most errands require a car
  • 0-24 = Car-Dependent: Almost all errands require a car
Arlington, Virginia as a whole has a walk score of 69, meaning some errands can be accomplished on foot. However, when you drill down to neighborhoods, such as Ballston-Virginia Square, the walk score gets much higher at 93, meaning a "Walker's paradise." This is the 2nd most walkable neighborhood right behind Clarendon-Courthouse, which also has a score of 93. As Ballston continues to grow, so does its offerings and the walk score will only become higher. The Shooshan Company is proud to be a part of this neighborhood's development and continues to partner with local and national businesses to create the best place to live and work. In addition, Two Liberty Center, located at 4075 Wilson Boulevard, has also received the Platinum award from Arlington County Commuter Services for its alternative transportation program. The property was also honored to receive LEED Gold Certification. As we’ve stated in previous articles, LEED stems from the U.S. Green Building Council (new.usgbc.org/leed): “LEED, or Leadership in Energy and Environmental Design, is changing the way we think about how buildings and communities are planned, constructed, maintained and operated. Leaders around the world have made LEED the most widely used third-party verification for green buildings, with around 1.85 million square feet being certified daily… LEED-certified buildings are resource efficient. They use less water and energy and reduce greenhouse gas emissions. As an added bonus, they save money.” Other Shooshan owned/developed and Kodiak managed buildings with their respective walk scores:
  • Two Liberty Center, 4075 Wilson Blvd: Walk Score 94
  • The View at Liberty Center, 4000 Wilson Blvd: Walk Score 93
  • 4040 Wilson Blvd: Walk Score 94
  • Marymount University, 1000 N Glebe Rd: Walk Score 90
  • 675 North Randolph St: Walk Score 92

An Interview with Tina Leone, The Ballston Business Improvement District (BID) CEO

Crains.com, a "one-stop news source" that delivers a daily newsletter built around specific interests and business needs, recently posted an interview with Tina Leone, The Ballston Business Improvement District (BID) CEO. Crain's has an ongoing series titled "If I Knew Then" which interviews "executives, entrepreneurs and business leaders about mistakes that have shaped their business philosophy." In the article, Tina Leone talks about being a young and inexperienced CEO and how that had an affect on how she operated, especially when it came to board members: "I always thought the board members knew what they were doing, but I didn’t recognize that they each had a different motivation for being there. I was in the executive position for seven years, and we never made a strategic plan. We kind of knew what we were going to do and what we had to accomplish, but we didn’t have a detailed plan of how to get there, and that was a mistake." She goes into detail about what to look for and ultimately provides "The Lesson" - "The lesson is that you need to pay attention to your board of directors. You need to understand and check the motivations of each board member and have conversations about why they’re there. What is bringing them to table? What motivated them? Why do they want to serve with you on the board of your organization? People may have different reasons, but they all need to cooperate and collaborate under one plan and one set of standards. They need to understand that this is where we’re going." It's an insightful article that allows the reader to get inside the mind of one of our area's best CEO's.
